The Innovation Hub is a strategic partnership between the Gauteng Provincial Government's Blue IQ initiative, and SERA, the Southern Education and Research Alliance, a partnership between the CSIR and the University of Pretoria

 

Infrastructure development milestones

The proposed 60 ha site for The Innovation Hub is situated in the east of Pretoria, the executive capital of South Africa, between the CSIR and the University of Pretoria. It has a developable area of approximately 30 ha and an ultimate occupiable capacity of 121 000 m2. The remaining area, including a natural hillside will be kept pristine.

The overall development, when completed, will represent a total accumulated investment of R1,2 billion based on current estimates (this value excludes anchor tenant owner-built buildings, which could add another R1,0 billion to the development when fully developed, increasing the projected accumulated investment to R 2,2 billion).

Negotiations are ongoing with Tshwane Metro to finalise the service level agreements and resolve the final technical and environmental issues for submission to the Development Facilitation Act Tribunal.

Discussions with the National Roads Agency are taking place to finalise the issues relating to the interchange from the N1 freeway.

The detailed design phases are imminent following the recent process of a Request for Information (RFI) for Design Consultants that closed on 5 August 2002. The tender adjudication of the submitted 50 sets of documents will take several weeks, before the short listed consultants are announced.

The next stage will be a Request for Proposals from the selected consultants. The anticipated sequence of development is likely to be the provision of:

  • temporary access
  • perimeter fencing, and
  • the bridge.

It is possible that the design contracts for bulk services will be released in a similar order.

Subject to obtaining the necessary approvals, the target date for occupation of the initial buildings is the last quarter of 2004.
